V1 Of Software!

Software is difficult

We just went live with V1 of the software, DM me for the link.

Here’s how it goes:

Part 1: upload your docs (Rent roll, T-12, OM)

Part 2:

It extracts the data from the OM/T-12/RR

The overview is extracted from the OM, T-12, and rent roll. You don’t need all 3 – sometimes an OM is enough. If a deal is offmarket, then you just really need a T-12 and RR.

We have to be careful of AI accuracy so we’re going to be introducing a confidence score and multimodal agents (aka multiple AI models) to ensure accuracy.

We have the fields editable right now just in case if something is wrong. Given that it’s V1 of the software, some of the info could be wrong.

P3: Assumptions

Part 3 is generating a pro forma. Here you input your assumptions so you can play with different scenarios.

You can play around with closing costs, hold periods, exit caps, financing terms etc. We’re going to add fixed/floating debt and prepayment penalties as well.

Part 4: Pro Forma generated!

This is a quick “back of the napkin math” pro forma generated all within 3 minutes.

This makes it super easy to figure out if a deal is worth underwriting.
